Q1 - If my house is completely outdated, but I want to move to a condo- do I sell my home for a lower price, or try to do some quick updates to add some value?

A - For the most part, properties that don't need a lot of work are in demand, but bringing them up to today's standards can be costly. You might want to enlist the services of a real estate professional to ascertain comparables on the market and to make pre-marketing recommendations that will improve the appearance of your home's curb appeal within a realistic budget. Items such as fresh paint and new appliances can refresh your home and are usually affordable. Once you get some quotes, you can decide whether the investment you make will most likely give you a better return.



Q2 - How do you suggest I decide which area of Manhattan I want to live in? I am moving from upstate and do not know much about NYC.

A - Congratulations on your upcoming move to NYC! There are lots of neighborhoods from which to choose and some of the criteria may center on your lifestyle preferences, including living close to where you will be working and/or easy access to transportation. If you are a runner or biker, you may want to be in close proximity to a Park, etc. Budget is also a major criteria which can influence where you choose to live. We recommend working with a real estate professional who will introduce you to a variety of options that meet your parameters.



Q3 - If an appraisal comes in low on a house, can I still opt to buy it even if they think I am overpaying?

A - If an Appraisal comes in low, you  should  get information as to why. Making an informed decision is important. You might want to use the appraisal as the reason to modify the price you are willing to pay, .



Q4 - There is a realtor in my town that seems to monopolize most of the listings. I am thinking of listing my home, and I am curious if I should give it to her or someone who has less and will have more time to focus on my property for sale. How would I make this determination?

A - People choose real estate professionals who are area specialists because they have a proven track record. Interview the agent and speak to their references so that you can decide if they will perform for you as well.



Q5 - What is the rental market like now in Manhattan? I want my children to rent in NYC and I need some information.

A - The Rental Market is currently very strong. Rental prices, are, for the most part, high because of the strong demand. Full-service rental buildings with amenities such as 24 hour doorman are more expensive than unattended rental buildings or apartments in brownstones. Location is also a factor that affects the rental price. Do some on-line research so you can decide on a budget, and then it will be helpful to work with a real estate pro who can educate you on neighborhoods and the rental process.
