Q: How important is 'curb appeal' in the sale of a home?
 
A: Most buyers prefer purchasing properties that do not need extensive renovation, and look good during the marketing process. Fresh paint, clean windows, new appliances and attractive outdoor plantings, go a long way. Accentuate your property's main features, including de-cluttering your garage, basement and closets so the prospects have an easier time visualizing living in your home.
 
Q: I am thinking of looking to purchase a home. Is there an average amount of time it takes from the start of a search to a closing? I am just trying to plan out my start as I would like to be in a home within 6-8 months.
 
A: Market conditions vary from region to region. In many areas inventory levels are low, and unless you can react quickly, your time line for finding your new home will be extended. So, ensure that you have refined your parameters and can react quickly, spend some time on-line to familiarize yourself with availabilities, features and pricing. Working with a real estate professional will also save valuable time as area specialists will have the expertise and knowledge to help you in your home search.
 
Q: What are some questions I should ask while interviewing a broker to work with to search for a new property? How do I know which broker is best for me?
 
A: Before you begin the interviewing process, visit the web sites of Brokerage Firms that have a presence in the region in which you want to purchase. The listings they represent; as well as the ones they've sold and the agent representing them should serve as a good selection starting point. Another part of the process is the personal connection you make with the agent; as well as their skill set, and features and benefits they outline in their presentation. Asking for references should also help you in the decision-making process.
 
Q: My home was on the market for 6 months and my agreement expired with the current agent I was working with. She wants us to resign, however, she had few showings and no offers. We really do not want to list with her again. Are we free to use another agency and another brokerage? Are there any advantages to giving her another try?
 
A: During the course of the six months of marketing your home, the feedback from the agent should be a deciding factor as to whether or not to renew your agreement. If recommendations were made to you by the agent that may have led to a sale, were you resistant? Usually a property that is priced properly will sell.  When consider hiring a new agent, a refresh of the price and the marketing strategy should be discussed.
