mve-logo.jpg(Los Angeles, Ca) - MVE + Partners, a leading architectural, design and planning firm, is proud to announce the completion of two award-winning towers, The Grace and The Griffin on Spring, located at the intersection of the Historic Core and Fashion Districts at 8th and Spring Street in downtown Los Angeles. The two high-rise mixed-use developments were designed for developer Holland Partner Group (HPG).

The 24-story towers include a mix of studios, one-, two- and three-bedroom apartments. The Griffin on Spring is comprised of 275 residential units above 9,000 square feet of ground floor retail, while The Grace on Spring consists of 300 units above 7,500 square feet of ground-floor retail. Both towers feature luxury amenities including observatory rooftop lounges, a fitness center with separate yoga studio, business center and conference rooms, resort-style swimming pool and an entertainment lounge with kitchen, bar, media, billiards and more.

"MVE + Partners' vision for the Spring Street towers was driven by the rich history and vibrancy of Spring Street's Fashion District and Historic Core neighborhoods," said Matthew McLarand, president and director of design, MVE + Partners. "Since breaking ground, the towers have reinforced a sense of renewed vitality within the local community, as premier retail stores and restaurants emerge in the immediate area, helping to bridge together other newly-revitalized areas of downtown Los Angeles."

Architectural Design

The Griffin on Spring's design was drawn from the historic context of the neighborhood, with the use of metal, cast stone and other elements incorporated in a 150 foot traditional street wall that aligns with the classic style of Los Angeles circa 1920. Above 150 feet, the design embraces modern materials such as glass and steel, symbolizing the transition from the old to the new world and offering panoramic views of the Los Angeles skyline through floor-to-ceiling glass windows. Similarly, The Grace on Spring's architecture also includes a 150-foot traditional street wall, however, it features a unique weaved-fabric pattern as an homage to fashion design. Above 150 feet, the window wall façade also offers sweeping views of downtown Los Angeles.

"As a firm, we're always eager to innovate, evolve and push our design creativity to the next level, while respecting the history of the place and the community," continued McLarand. "MVE + Partners' design is a blend of function and aesthetics that leverages the firm's knowledge of high-rise construction meshed with more than 45-years of industry-leading residential design. The efficient design resulted in client realizing significant additional rentable area that was not in their base pro forma, while the quality of the design is yielding a sought-after residence in the marketplace."
