Aldar Properties Completes Phase One of Al Falah Development in Abu Dhabi


Aldar to deliver first phase of 4,857 home community to Abu Dhabi Urban Planning Council

Aldar, Abu Dhabi's leading property development, management and investment company, today announced that the first phase of the Al Falah residential housing community is to be handed over to the Abu Dhabi Urban Planning Council at the beginning of next year. Approximately 20% of the 4,857 villas are to be delivered in the first quarter of 2012, with the remainder to be delivered by the end of 2012 as part of a phased provision of ُEmirati Housing.

Al Falah is a 12.5 million square metre master planned development located to the east of the Abu Dhabi International Airport and the Abu Dhabi-Dubai Highway. It has been designed to provide full community facilities and extensive housing opportunities for UAE National citizens.

The Al Falah community forms part of The Emirati Family Housing Program, a wider Government initiative launched by the Abu Dhabi Urban Planning Council to create more social housing for the local population. The delivery of these housing communities forms a key part of the Government's commitment to Abu Dhabi's long-term development which ensures that UAE Nationals have access to quality housing constructed by reputable, local developers to the highest standards of quality and sustainability.

Al Falah consists of five 'villages' and a range of community amenities. Each of the five villages is arranged around its own 'Village and Neighbourhood Centres' and will contain a mosque, a landscaped market square as well as a mix of local shops and amenities. To ensure convenience for residents, all shopping facilities are strategically placed within a 10 minute walk from all villas.

Homes at Al Falah are available in 3, 4 and 5 bedrooms sizes and three distinct styles that blend contemporary designs while preserving local and Islamic tradition.

In addition to the community elements of the individual 'villages', Al Falah will feature a Town Centre. Currently in the master planning phase, this will feature a wide range of facilities, including apartments, a regional shopping mall and commercial office space. A hospital and several clinics are planned and fifteen schools spread throughout the community will cater to all age groups providing a strong school system for the children of Al Falah; from early learning to high school.

Talal al Dhiyebi, Aldar's Director of Planning & Infrastructure said, "We are pleased to play our role in the vital task of delivering quality homes and community living that will house 60,000 people living and working there. With almost 5,000 new homes planned, Al Falah Project will be effectively creating a new town in Abu Dhabi.".

"We therefore decided that the master plan should break away from the rigid layouts used in other housing developments and create a design of a higher quality which will facilitate the development of a stronger community."

Planning and designing for all villas has been carefully crafted with the commitment to establish sustainable, world-class communities that help preserve our rich and unique culture and heritage."

The Al Falah project is part of UPC's Emirati Housing Program that   includes developing more than 13,000 homes for locals in Abu Dhabi, Al Ain and the Western Region. The new communities will enjoy a complete set of infrastructure and social and civic facilities developed as per world-class quality standards.
