Jones Lang LaSalle Picks Up 1140 Avenue of the Americas Leasing Assignment

Jones Lang LaSalle (JLL) has just been selected as exclusive office leasing agent for 1140 Avenue of the Americas. JLL will be responsible for commercial leasing and marketing efforts for the newly renovated, Class A, boutique, 250,000-square-foot office building.

Blackstone is well known for its success in transforming the fully leased 1095 Avenue of the Americas into a true trophy property and is employing a similar strategy with this asset. 1140 Avenue of the Americas has a new glass façade, new lobby, new elevators, and redesigned mechanicals and infrastructure. It offers an ideal, efficient side core floor plate of 12,750 square feet that is easily adaptable to the needs of tenants such as financial services companies and law firms.

The office property features three penthouse floors with 5,000 square feet of usable terraces enhanced by Central Park and Bryant Park views. Ownership will grant significant building exterior and interior signage rights for larger tenants.

The JLL team overseeing the office leasing assignment is led by Douglas Neye, senior vice president, and Ryan Masiello, vice president, and includes Michael Shenot, managing director, Paul Glickman, vice chairman, and Derek Trulson, managing director.

"This building offers a unique opportunity for small- to medium-sized tenants to have a significant presence in an effectively new building within the Bryant Park district," said Neye. "A high-end, Gensler-designed pre-build campaign is under way, and ownership will complete the entire 12th floor on spec in the next few weeks."
