ROM_0419.jpg Situated in the village of Torrita di Siena near Montepulciano, Siena and Florence, Keller Williams NYC has just listed a magnificent villa in the heart of Tuscany for $53 million. Richard Tayar, Director of Italian Property Services is the exclusive agent for Tenuta di Petriolo.

Dating to the 15th century, the three-story, 46,260-square-foot main building has been meticulously restored with elegant details throughout including vaulted ceilings, frescoes and antique terracotta floors.

"This exquisite property is ideal for a buyer who appreciates the beauty of Tuscany and its vineyards," Tayar states.  "The painstaking restoration of the villa, including the installation of modern conveniences, makes it the perfect home away from home."

The second floor has six beautifully decorated bedrooms and five bathrooms.  Three additional living rooms, once used as private reception areas, feature original wood paneling and frescoed ceilings.  The third floor has several rooms that can be used in a number of different ways including a game room, library and guestrooms.

ROM_0836.jpg The south wing of the property houses a consecrated chapel, restored to its baroque splendor with a 19th century Agati organ, and still used by the current owners to celebrate mass.

The villa is surrounded by six acres of impeccably maintained park and woodland, with an outdoor heated swimming pool located behind the main house.  An additional 74 acres of land are used for wine and olive oil production.

The vineyard, registered as "Chianti Colli Senesi DOCG," currently produces 110,000 bottles of wine annually from three types of grapes: San Giovese, Malvasia and Chardonnay. The expansive cellars are equipped with state of the art systems for the production, aging and bottling of wine.
